The short answer

A roof replacement on a Staten Island home typically costs $10,000–$30,000. Asphalt shingles run $3–$10 per sq ft installed, and a 1,000 sq ft flat roof $5,000–$13,000. Most homes are finished in a single day. Replace when the roof is 20+ years old, leaks in several places, or the deck is soft.

Signs it's time for a new roof

  • Your roof is 20 years old or more (asphalt shingles typically last 20–30 years)
  • Leaks in more than one place, or the same leak keeps coming back
  • Curling, cracked or bald shingles across large areas, often on the side facing the wind
  • A sagging or spongy feel, or daylight through the attic boards
  • Granules piling up in gutters and downspouts
  • You're selling soon and the roof is near the end of its life

If only one area is damaged, a repair may be all you need. We'll tell you which, and show you the photos.

What a new roof costs on Staten Island

Most Staten Island homes, from colonials and capes to high-ranches and two-families, have pitched roofs, and architectural asphalt shingles run $3–$10 per sq ft installed. Flat roofs over extensions and garages run $5–$14 per sq ft depending on the system. Staten Island is usually the least expensive borough for roofing because driveways and wider streets make staging and debris removal easier.

The price tables and estimator below show the ranges for your roof size. For the full breakdown, read our roof replacement cost guide.

What's included in every replacement

Full tear-off

Old shingles and underlayment removed down to the deck and hauled away.

Deck inspection

Every sheet checked; soft or rotted wood replaced. See roof sheathing explained.

Underlayment & leak barriers

Synthetic underlayment over the whole roof, with ice and water protection at eaves, valleys and penetrations.

New flashing

Fresh metal at chimneys, walls, valleys and vents. Reusing old flashing is one of the most common shortcuts in roofing.

Shingles or membrane

GAF architectural shingles for pitched roofs; TPO, EPDM or modified bitumen for flat roofs.

Cleanup & walkthrough

Magnetic nail sweep of the yard and driveway, final walkthrough with you, and your written warranties.

What homeowners worry about

Can I trust the price?

You get a written, itemized estimate after a free inspection, usually within 24 hours. Permits, dumpsters and cleanup are included in the price. If we find rotted decking, you see the photos.

What about my yard and driveway?

We cover shrubs and AC units, keep debris in the dumpster, and run a magnetic sweep for nails before we leave.

Who's actually on my roof?

Our own crew, not subcontractors. Owner Marke is part of every job and checks the work at the end.

What if something goes wrong in ten years?

You have up to 25 years on our workmanship and up to 50 years from the manufacturer, in writing. As a GAF Master Elite® contractor, we install complete GAF roofing systems and offer GAF system warranties of up to 50 years.

Choosing the right material

Architectural asphalt shingles are the best value for most Staten Island homes, and wind-rated shingles hold up better to nor'easters and coastal wind on the South and East Shores. Metal costs more but lasts much longer. Compare the options in our guide to the best roofing materials for New York homes.

“Called them up thinking I needed a new roof and gutters. They stopped by the same day, gave me an assessment of everything and it turns out the roof was repairable. They didn't try to pressure me into any unnecessary work. Just simply he gave me a couple of prices depending on what I decided to do. They were able to schedule the job quickly for a few days later and by the middle of the afternoon everything was done and it looks great!”

“I called for an estimate for a new roof. The price they quoted was way below two other estimates I received. I was also told that it would take 1-2 days to complete. Everything Alter Phase Contracting Inc promised was delivered. They gladly supplied me with their licensing and insurance information. The warranty is printed on my…”

The price quoted was the price I paid, no gimmicks. True Staten Islanders. My roof looks great, couldn't be more happier. Would recommend to anyone who asks.”

“Marke and his team did an excellent job on replacing my roof! He and his brother came to my house, climbed up the roof to investigate the condition unlike other contractors which were only using a drone to take pictures. He gave me honest opinion and options for replacing my roof. Great communication and very easy to work with during…”

“I called a few roofers & Alter Phase was the only one that returned my call promptly & showed up the next day to give the estimate. They were very detailed in their explanation and immediately put me at ease. They showed up 3 days later and did the work in one day. Every worker on the job was courteous and friendly. “10/10 would recommend! This is the second time I've used this company, and they've been excellent both times. The first time was a few years ago for a full shingle replacement. Most recently, I called them back to repair my flat roof and gutter system after a rough winter caused pooling and a leak. They came out the very next day to…”

Roof replacement: common questions

How much does a new roof cost on Staten Island?

Most replacements cost $10,000 to $30,000. A 1,200 sq ft asphalt shingle roof is roughly $3,600 to $12,000, and a 1,000 sq ft flat roof is typically $5,000 to $13,000. Layers to remove, deck repairs, roof steepness and access change the final number.

How long does a roof replacement take?

Most homes are done in a single day: tear-off, new roof and cleanup. Larger or more complex roofs, or roofs that need major deck repairs, can take longer. Weather can shift the start date.

Do I need a permit to replace my roof?

Replacing the roof covering like-for-like on a one- or two-family home often doesn't need a DOB permit. Changing the roof type, replacing the structural deck and some full replacements do. We check this for every job and file when it's required.

Can you install a new roof over my old one?

Sometimes, but we usually don't recommend it. A full tear-off lets us inspect and fix the deck, install proper underlayment and flashing, and keeps manufacturer warranties fully valid.

What warranty comes with a new roof?

Up to 50 years on materials from the manufacturer and up to 25 years on our workmanship, both in writing.

Do I need to be home during the replacement?

No, but we'll walk the job with you before we start and after we finish. Expect noise during the tear-off; pets are usually happier elsewhere that day.
