What we check
Roof surface
Shingles for curling, cracking, missing pieces and granule loss; flat-roof membranes for splits, blisters, open seams and standing water.
Flashing
Chimneys, walls, valleys, skylights and vents, the most common places leaks start.
Penetrations & vents
Pipe boots, exhaust vents and ridge vents, which affect both leaks and attic moisture.
Gutters & edges
Drip edge, fascia and gutters, to make sure water actually leaves the roof.
Attic
Daylight, stains, damp insulation and mold, which reveal leaks you can't see from outside.
Deck
Soft or sagging spots that point to rotted wood underneath.
Hidden moisture
An infrared (thermal imaging) scan of the roof and ceilings, which shows wet insulation and decking long before a stain appears.
When to get an inspection
- Before buying a homeRoof problems are expensive surprises, and a general home inspection rarely goes up on the roof.
- Before sellingKnow what a buyer's inspector will find, and fix it on your terms.
- After a nor'easter or big stormWind damage isn't always visible from the ground, and insurers set deadlines for claims.
- When you see a stainA small ceiling stain today is a much bigger repair next season.
- Every year or twoRegular checks catch cheap fixes before they become emergency repairs. Our Staten Island roof maintenance checklist shows what to look for each season.
What you get
A summary of your roof's condition, photos of anything that needs attention, an estimate of remaining life, and a clear list of what to fix now, what to watch and what can wait. If repairs are needed, you get a written price, usually within 24 hours.
Wondering what those repairs might cost? Most home roof repairs run $300–$1,200; see the roof leak repair cost guide. If the roof is near the end of its life, the roof replacement cost guide shows the full-roof numbers.
Why our inspections are worth your time
No sales pitch
You won't be handed to a salesperson. Owner Marke is part of every job, and if your roof is fine for now, that's what we'll tell you.
Proof, not opinions
You see the photos. If we say the flashing is failing, you can see it too.
Local know-how
We know how salt air on the South Shore, wind on the East Shore and freeze-thaw winters wear roofs on Staten Island colonials, capes and high-ranches.

What Staten Island customers say
“Called them up thinking I needed a new roof and gutters. They stopped by the same day, gave me an assessment of everything and it turns out the roof was repairable. They didn't try to pressure me into any unnecessary work. Just simply he gave me a couple of prices depending on what I decided to do. They were able to schedule the job quickly for a few days later and by the middle of the afternoon everything was done and it looks great!”
“I called for an estimate for a new roof. The price they quoted was way below two other estimates I received. I was also told that it would take 1-2 days to complete. Everything Alter Phase Contracting Inc promised was delivered. They gladly supplied me with their licensing and insurance information. The warranty is printed on my…”
“Just WOW! I expected that this would take several days, they got my new roof done in just 1 day. The guys did a thorough job, from set up to clean up. The price quoted was the price I paid, no gimmicks. True Staten Islanders. My roof looks great, couldn't be more happier. Would recommend to anyone who asks.”
“Marke and his team did an excellent job on replacing my roof! He and his brother came to my house, climbed up the roof to investigate the condition unlike other contractors which were only using a drone to take pictures. He gave me honest opinion and options for replacing my roof. Great communication and very easy to work with during…”
“10/10 would recommend! This is the second time I've used this company, and they've been excellent both times. The first time was a few years ago for a full shingle replacement. Most recently, I called them back to repair my flat roof and gutter system after a rough winter caused pooling and a leak. They came out the very next day to…”
“Alter Phase Roofing Contracting is a very good company. My new roof they installed just in one day, very professional and responsive. Clean very nice after the job and very friendly. The new roof has withstood several heavy rainstorms without any leaks. They are very respectful to come back inspected whole roof to make sure no any…”

(929) 370-1552Roof inspection: common questions
Do you use infrared cameras in your roof inspections?
Yes. We use the latest infrared (thermal imaging) cameras to scan for hidden moisture in the roof and ceilings. Wet materials hold heat differently from dry ones, so the camera shows leaks and wet insulation that you can't see from inside or out, and you get the images with your inspection photos.
Is the roof inspection really free?
Yes. It comes free with every repair or replacement estimate, with photos and a written summary, and there's no obligation to hire us.
How often should I have my roof inspected?
Once a year for most homes, ideally in spring or fall, plus after any major storm. Flat roofs on extensions and garages do better with checks twice a year because small problems spread faster on them.
How long does a roof inspection take?
Usually 30 to 60 minutes for a typical house, longer if we need to check the attic or several roof sections.
Will you try to sell me a roof?
No. If your roof is in good shape, we'll say so and show you the photos. If it needs work, you get a written estimate with options and no pressure.
Can you inspect a house I'm buying?
Yes. A dedicated roof inspection gives you far more detail than a general home inspection, which often only looks from the ground. Call us before your contingency deadline.

Get an honest answer about your roof.
Free inspection, photos of what we find and a written quote. If it only needs a repair, we'll tell you.
